A Look at Shell Projects with Commercial Electrical Companies

Shell and core buildings involve the owner designing and constructing the base building, including the exterior elements and the shell or core. However, tenants handle the fit-out works before they occupy the building. This concept allows tenants to customize their working spaces and build spaces that meet their needs. Shell projects also include installing electrical, plumbing, mechanical, security, and fire detection systems. Watch this video to learn more about a commercial electrician at a shell project.

Commercial electrical companies play a significant role in installing lighting and electrical fixtures during construction. Depending on the nature of the shell projects and the fit construction type, the landlord or the tenant may be responsible for installing lighting and electrical fixtures. However, the electrical company should be involved right from the design stage to ensure that the design will make sense from a technical and functional standpoint. In a Fit-Out Type A shell project, the landlord or developer completes all fit-out elements, including the mechanical and electrical services. This means that the landlord or developer will hire commercial electrical companies. In Fit-Out Type B, the tenants determine all the fit-out elements, including lighting and electrical fittings. The tenants decide who will do the installation and where to place the fittings.
